We repair every type of roof found on North East properties - natural slate, concrete and clay tile, felt, GRP and EPDM flat roofs. Whether it's one slipped slate or a leak that's defeated two other roofers, we work out what's actually causing it and fix it for good.

Every repair starts with a proper inspection. You'll get a photographic report showing exactly what's wrong, an honest explanation of your options, and a fixed written price. There's no call-out fee and no pressure to book the work.

When we do the repair, we use the right materials for your roof and back the work with a written workmanship guarantee. We aim to attend within the same week for most repairs.

The Job Itself

WHAT THE WORK ACTUALLY INVOLVES

    We find the actual entry point - and photograph it

    Water almost never enters where the stain appears. We start in the loft, follow the run of the timber and the felt, then work back to the outside. We go up on the roof and photograph what we find, so you see the fault yourself before you agree to anything, and you get a full written breakdown of the cost before we start. On a terraced street that usually means checking the party wall flashing and the valley before anyone touches a tile.

  2. 02

    We open up only what needs opening

    A single slipped slate is lifted and re-hooked with a tingle. A failed valley means pulling back two or three courses either side so the new lead sits under the tiles rather than on top of them. We tell you which of the two you have before we start.

  3. 03

    We match the materials

    Welsh slate, Redland or Marley concrete, clay pantile - the wrong replacement tile is obvious from the pavement and it never seals properly. If we cannot source a match we say so and offer a reclaimed alternative rather than fitting something that stands out.

  4. 04

    We test it and photograph it

    Repairs are hosed down before we leave where the fault was a leak, and you get before-and-after photos of the finished work for your own records or your insurer.

WHAT IT'S LIKELY TO COST

Roof repairs are quoted on the work needed - not by the hour. Small single-tile repairs typically start at the lower end, while leak investigations, chimney flashing work and full ridge repointing cost more. We always give a fixed written price before any work starts, so you know exactly what you'll pay.

Most single repairs land between £120 and £450. Chimney flashing renewal and valley re-lays typically run £450 to £1,200 depending on access and lead weight.

WHAT MOVES THE PRICE

  • Whether the work can be reached from a ladder or needs scaffold or a tower
  • Lead code and how much of the flashing has to come off to do it once
  • Slate matching - reclaimed Welsh slate costs more than a concrete tile
  • Whether the felt under the tiles has perished and needs local re-lining
  • Roof pitch and height; three-storey terraces cost more than a bungalow

NOT INCLUDED

  • Internal plaster, decorating or ceiling repairs after a leak
  • Scaffold where the job genuinely needs it - quoted separately and at cost
  • Full ridge replacement, which is priced as dry ridge work
  • Chimney rebuilds above the roofline, which need a bricklayer

Timescales

HOW LONG IT TAKES - AND IF THE WEATHER TURNS

  • Most repairs are half a day, on site and gone before school pick-up.
  • Flashing and valley work is usually one full day, two if scaffold goes up first.
  • We do not fit lead or bed mortar in driving rain or hard frost - it will not bond. If the forecast turns we make the roof watertight temporarily and come back, at no extra cost.
