WHAT WE WON'T DO
We don't sell work that isn't needed. If a chimney is redundant and no longer serving anything, we'll say so and recommend taking it down rather than quoting you to repair and reflash something you'll never use again. That's a smaller job for us and a better outcome for you.
We won't talk you into a full re-roof when a repair will genuinely see the roof out for years, and we won't quote for a premium tile when the one already on your street does the job. We'll lay out the options, tell you what we'd do in your position, and leave the decision with you.

About 30–60 minutes. We go up on the roof, photograph the problem so you can see it yourself, then check tiles, felt, flashings and gutters and walk you through what we found before we leave.
No. Our inspections are completely free - no call-out fee, no obligation. Most roofers charge £80+ just to visit. We don't.
Because you see it for yourself before you commit to anything. We go up on the roof and photograph the problem - the slipped slates, the failed flashing, the perished felt - and show you the pictures of the parts you can't see from the ground. Then you get a full written breakdown of the cost before any work starts, so you know exactly what you're paying for and why. If something can wait, or doesn't need doing at all, we'll tell you that too.
Emergency repairs - we aim to attend within 24 hours. Scheduled work is usually booked within 1–2 weeks.

Most full re-roofs on a typical North East terrace or semi land somewhere in the low thousands to the mid five figures, depending on size, pitch, access, scaffolding and whether you go concrete tile or natural slate. Chimneys, rotten timbers and new guttering all shift it. We measure up properly and put a fixed written price in front of you before anyone starts.
Six days from scaffolding going up to sign-off is a typical timescale, and that's a figure our own customers have confirmed on recent jobs - a smaller roof can be quicker. It isn't a guarantee though: bigger properties, steep pitches, slate work or extras like chimney repointing and new fascias push it out, and lost weather days add on. We'll tell you honestly if a day goes.
Normally no. Replacing like-for-like on the same roofline usually counts as repair and maintenance, so permission isn't needed. It's different if you're in a conservation area, the property is listed, or you're changing the shape, height or material significantly. If yours is one of those, we'll flag it at the inspection.
Fitted properly, a concrete tile roof will typically give you 50 years or more, and good natural slate can go longer again. The felt, battens, flashings and ridge system matter just as much as the tiles. Clear your gutters, keep an eye on the flashings, and a new roof should outlast your mortgage.
We never strip more roof than we can make watertight the same day, and everything open gets sheeted and secured before we leave site. If the weather turns properly nasty we down tools rather than rush a bad job, then pick straight back up. Your house stays dry throughout - that's the whole point.
Yes. On a full replacement the old tiles, felt and battens all come off so we can see the timbers underneath and deal with anything rotten before the new roof goes on. Everything is cleared and taken away. Anyone offering to lay new over old is storing up trouble for you.
Yes. Scaffolding, edge protection, waste removal and the skip are all in the fixed written quote - we don't bolt extras on halfway through. You'll see exactly what's covered before you agree to anything, and the only time the price moves is if you ask us to do more work.
One or two slipped tiles and sound felt underneath is a repair, and we'll say so. Repeated leaks in different spots, sagging, crumbling mortar, brittle felt or bare timber showing usually means the roof is past patching. We'll show you photos from up there and tell you straight which job you actually need.
