When a roof is past the point of sensible repair, the right answer is a full replacement. We strip the roof back to the rafters, inspect the structure properly, and rebuild it using modern breathable felt, treated battens and your choice of concrete, clay or natural slate.

Every replacement is carried out by our own roofers - never subcontractors. The same team starts and finishes the job, which is why our standards stay consistent and our timescales hold up.

The Job Itself

WHAT THE WORK ACTUALLY INVOLVES

    Survey and structural check

    Before we quote we get in the loft and up on the roof, and we photograph what we find so you can see the state of it yourself rather than take our word for it. We are looking at rafter sizes, spread at the wall plate, purlin sag, woodworm, and whether previous owners have cut through anything for a loft conversion. That is what decides whether you need a straight re-roof or timber work as well - and it all goes into a full written cost breakdown before any work starts.

  2. 02

    Scaffold and strip

    Scaffold goes up with a proper edge protection lift and a rubbish chute. The roof is stripped in sections, never all at once, so the house is never open to the sky overnight. Old tiles, battens and felt go straight into the skip; sound slate is set aside if you want it reused.

  3. 03

    Timber, felt and battens

    Any rotten rafter feet or wall plate is cut out and spliced before anything goes back on. Then breathable membrane, taped and dressed into the gutter, and new treated battens gauged to the tile you have chosen. This is the layer that decides whether your roof lasts 20 years or 60.

  4. 04

    Tiling, lead and detailing

    Tiles or slate go on from the eaves up, with mechanically fixed dry ridge and dry verge as standard rather than mortar. Chimneys get new code 4 or code 5 lead soakers and stepped flashing. Valleys are re-lined. Eaves get comb filler and a proper drip.

  5. 05

    Clean, inspect, hand over

    Gutters are cleared of debris, the garden is magnet-swept for nails, scaffold comes down, and we walk the roof with you from the ground with photos of the parts you cannot see. The 10-year workmanship guarantee is issued in writing with the final invoice.

WHAT IT'S LIKELY TO COST

A full replacement is priced on roof size, tile choice and scaffold access - not on the day. Concrete tiles are the most affordable option, with clay and natural slate costing more. Every quote is a fixed written price including scaffolding, skip and clean-up. If we find rotten timbers when we strip the roof, we tell you the cost before doing the work.

A standard three-bed semi in Tyne and Wear is typically £6,500 to £9,500 including scaffold and skips. Terraced houses often come in lower; detached properties, natural slate and complex roof shapes push higher.

WHAT MOVES THE PRICE

  • Roof area and shape - hips, dormers and valleys all add labour
  • Tile choice: concrete interlocking is the cheapest, plain clay and natural Welsh slate the dearest
  • How much timber needs replacing, which is only fully known once the roof is stripped
  • Scaffold complexity - conservatories, back lanes and highway licences all add cost
  • Chimneys: each one needs new lead and usually repointing at the same time
  • Whether you want insulation upgraded while the roof is open

  • Chimney stack rebuilds or removal above roof level
  • Loft insulation upgrades unless specified on your quote
  • Internal redecoration, including hairline cracks from scaffold vibration
  • Solar panel removal and refit, which the panel installer must do
  • Planning or conservation applications, though we will tell you if you need one

HOW LONG IT TAKES - AND IF THE WEATHER TURNS

  • Most semi-detached re-roofs take 4 to 7 working days once scaffold is up.
  • Larger detached and natural slate jobs run 8 to 14 days.
  • We never strip more than we can make watertight the same day, so an unexpected downpour costs you nothing.
  • Sustained heavy rain or winds above 40mph stop tiling for safety. We sheet the roof, stand down, and pick the job back up - the fixed price does not change because the weather did.
