Do I need to move out while you're working?

No - all the work is external. You can stay in the property as normal.

What if you find rotten timbers when stripping the roof?

We stop, take photos, and tell you the cost to replace them before doing the work. No surprise bills.

Can I choose the tiles?

Yes - we'll show you concrete, clay and natural slate options to suit your property and budget.

Is the guarantee actually backed up?

Yes. The workmanship guarantee is in writing from us, and if anything goes wrong related to our work we come back and fix it.

How do I know I need a new roof rather than another repair?

The honest test is cost over time. If you have paid for three repairs in two years, the felt has perished, or the battens crumble when a tile is lifted, you are renting time. We will tell you when repairing still makes sense - plenty of roofs we look at do not need replacing yet.

Do I need to move out?

No. It is noisy between about 8am and 4pm and there will be scaffold across windows, but you keep your water, power and front door throughout.

What happens if you find rotten timber once the roof is off?

We stop, photograph it, and price the extra before touching it. You approve it in writing. We do not do the trick of discovering thousands of pounds of surprise work halfway through.

Is a re-roof covered by building regulations?

Yes, if you replace more than 25 percent of the roof covering. That normally triggers an insulation requirement. We work to that standard as a matter of course and can arrange the building control notification.

What does the 10-year guarantee actually cover?

Our workmanship - fixings, lapping, flashings, ridge and verge systems. Tiles and membranes carry their own manufacturer warranties, which are usually longer. It is transferable if you sell the house.

Survey and structural check
Before we quote we get in the loft and up on the roof, and we photograph what we find so you can see the state of it yourself rather than take our word for it. We are looking at rafter sizes, spread at the wall plate, purlin sag, woodworm, and whether previous owners have cut through anything for a loft conversion. That is what decides whether you need a straight re-roof or timber work as well - and it all goes into a full written cost breakdown before any work starts.

Scaffold and strip
Scaffold goes up with a proper edge protection lift and a rubbish chute. The roof is stripped in sections, never all at once, so the house is never open to the sky overnight. Old tiles, battens and felt go straight into the skip; sound slate is set aside if you want it reused.

Timber, felt and battens
Any rotten rafter feet or wall plate is cut out and spliced before anything goes back on. Then breathable membrane, taped and dressed into the gutter, and new treated battens gauged to the tile you have chosen. This is the layer that decides whether your roof lasts 20 years or 60.

Tiling, lead and detailing
Tiles or slate go on from the eaves up, with mechanically fixed dry ridge and dry verge as standard rather than mortar. Chimneys get new code 4 or code 5 lead soakers and stepped flashing. Valleys are re-lined. Eaves get comb filler and a proper drip.

Clean, inspect, hand over
Gutters are cleared of debris, the garden is magnet-swept for nails, scaffold comes down, and we walk the roof with you from the ground with photos of the parts you cannot see. The 10-year workmanship guarantee is issued in writing with the final invoice.
