We work with business owners, landlords, facilities managers and main contractors across the North East. From a single-storey industrial unit to a multi-storey office block, we have the team, equipment and certifications to deliver.

Commercial roofs need different systems to residential - we install GRP, EPDM, single-ply and built-up felt on flat roofs, plus full repair and replacement of pitched commercial roofs. Everything is planned around your operating hours so the business keeps running.

Full RAMS, insurance documentation and CHAS-certified safety paperwork are provided as standard.

WHAT THE WORK ACTUALLY INVOLVES

    Condition survey and asset report

    We survey the whole roof, not just the leak the tenant reported, and issue a report with photographs, a defect schedule and a rough remaining-life figure per area. Facilities managers can put that straight into a budget paper.

    Prioritised works schedule

    Defects are split into urgent, this-financial-year and monitor. Not everything needs doing at once, and we would rather keep a client for a decade than sell one large unnecessary job.

    Works planned around trading

    Retail units get evening and Sunday starts. Warehouses get zoned working so racking stays in use. Everything runs with RAMS, harnesses, edge protection and public liability cover documented before anyone goes up.

    Sign-off and O&M pack

    You get completion photographs, product warranties and an operation and maintenance summary, so the next person to hold the file knows exactly what is up there.

Honest Pricing

WHAT IT'S LIKELY TO COST

Commercial roofing is priced per project after a full site survey. Costs depend on roof size, system chosen, access requirements and out-of-hours working. We work to programme and provide stage payments where appropriate. Maintenance contracts are priced annually based on roof area and visit frequency.

Reactive repairs typically start around £350 to £900 per visit. Cut-edge corrosion treatment, gutter lining and overlay systems are priced per square metre and per linear metre after survey.

WHAT MOVES THE PRICE

  • Roof type: profiled metal sheet, built-up felt, single ply, asbestos cement or glazed rooflights
  • Access equipment - MEWP hire, mansafe systems, or scaffold to a loading bay
  • Whether works must run out of hours or in agreed shutdown windows
  • Presence of asbestos cement sheets, which requires a licensed approach
  • Whether the specification needs an insurance-backed guarantee

NOT INCLUDED

  • Asbestos removal, which is carried out by a licensed contractor we can arrange
  • Structural steelwork and purlin replacement
  • Mechanical and electrical plant relocation on the roof
  • Statutory inspections of existing mansafe and fall-arrest systems

Timescales

HOW LONG IT TAKES - AND IF THE WEATHER TURNS

  • Reactive leak attendance is normally within 24 to 48 hours for contracted clients.
  • Planned overlay and coating programmes are phased in bays so the building keeps trading throughout.
  • Coatings and single ply cannot be applied to a wet or frozen deck, so winter programmes are built with contingency days in the schedule and the price is agreed for the whole works, not day by day.
