With the right mix and proper preparation, modern repointing should last 15 to 20 years before needing attention again.

Do I need full re-bedding or just repointing?

Pointing is the surface mortar; bedding is the mortar under the ridge tile. We inspect both and only re-bed where the tile is actually loose.

Will you patch over old mortar?

No. Failed mortar is removed back to a sound joint before fresh mortar goes in - patching is the reason most repointing fails early.

How long does the job take?

Most semi-detached and terraced houses are repointed in a day. Larger detached roofs typically one to two days.

Is there a guarantee?

Yes - every repointing job comes with a written workmanship guarantee.

Should I repoint the ridge or convert it to dry ridge?

If the mortar is only tired, repointing is the sensible spend. If it has failed twice already, or the roof is exposed to weather off the coast, dry ridge is mechanically fixed and you will not be doing this again.

Why has my mortar cracked again after two years?

Almost always the wrong sand, too little cement, or new mortar laid straight over old. Mortar also moves with the tiles, so an exposed roof needs mechanical fixing as well as a good mix.

My house is stone-built and listed. Can you still help?

Yes. We use a lime mortar matched to the existing joint, which is what conservation officers require and what the building actually needs.

The Job Itself

WHAT THE WORK ACTUALLY INVOLVES

Cut out, do not skim over
Fresh mortar smeared over cracked mortar has nothing to grip and it falls off within a winter. Old bedding is raked and cut back to sound material first. It is the slow part of the job and it is the part that decides whether the work lasts.

Get the mix right
Ridges are bedded on a 3:1 sharp sand and cement mix, not a soft building sand that shrinks and crazes. On older stone and lime-built properties we use a lime mortar instead, because cement on a soft masonry chimney will trap moisture and spall the stone.

Bed, point and finish
Ridge tiles are re-bedded to a full bed with mechanical fixing where the roof is exposed, and verges are pointed with an undercloak so the mortar has something to sit on rather than hanging over fresh air.

Protect while it cures
New mortar is sheeted if rain is due within the first few hours, and we avoid pointing in frost entirely - frozen mortar never gains strength no matter how good it looks on the day.

WHAT IT'S LIKELY TO COST

Repointing is priced by the metre-run and condition of the existing mortar. A short ridge line is a quick job; a full house of ridges, hips and chimney pointing costs more. We always give a fixed written price including any ridge tiles that need re-bedding.

Ridge repointing on a standard semi is typically £450 to £900. A full chimney repoint including the flaunching usually runs £600 to £1,200, with scaffold extra where a chimney cannot be safely reached.

Timescales

HOW LONG IT TAKES - AND IF THE WEATHER TURNS

Ridge repointing on a typical house is one day, occasionally two on a long or hipped roof.
A chimney repoint is usually one to two days once access is in place.
We do not point in rain or when overnight frost is forecast. Rain washes the mix out of the joint and frost destroys the set - so a bad week genuinely means we reschedule rather than press on.
